1. Agreement to Terms
By accessing or using Stay AZ Property Management services, you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.
2. Property Management Services
Stay AZ provides short-term rental property management services including but not limited to: guest communication, booking management, cleaning coordination, maintenance oversight, and revenue optimization. The specific services provided will be outlined in your individual property management agreement.
3. Fees and Payment
Our management fee is calculated as a percentage of gross booking revenue as specified in your management agreement. Owner payouts are processed within 24-48 hours of guest checkout. Pass-through costs such as cleaning fees, maintenance, and repairs are billed separately.
4. Property Owner Responsibilities
Property owners are responsible for maintaining appropriate insurance coverage, ensuring the property meets all local safety and regulatory requirements, and providing Stay AZ with accurate property information. Owners must approve major repairs and expenses exceeding agreed thresholds.
5. Limitation of Liability
Stay AZ's liability is limited to the fees paid for services during the period in which the issue arose. We are not liable for guest damages, market conditions affecting rental income, or circumstances beyond our reasonable control.
6. Termination
Either party may terminate the management agreement with 30 days written notice. Upon termination, Stay AZ will complete any pending reservations and provide a final accounting within 30 days.
7. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law provisions.
